Our office is in Doral, at 9594 NW 41st Street. We manage condos with 1 and 2 bedrooms, plus some 3 bed units and townhouses, mainly in Las Vistas, The Greens at Doral, The Enclave and The Courts at Doral. See every city we serve in Miami-Dade County.
Rents and time to lease
Based on the leases we signed from April 2025 to October 2026.

From 2021 to 2025, the units we managed here for the full year earned rent about 10.9 months a year (91%). 3 in 4 were rented all year; when a tenant does leave, the next lease takes a little longer than in other areas. The median time to lease is about 1.3 months. Tenants stay about 3.5 years on average, the longest of the areas we manage, which means fewer vacant months and fewer placement fees for you. Recent cases
- 1 bed condo at Las Vistas, Doral: rented for $2,000 a month, with a $422 HOA fee, leased before the previous tenant moved out.
- 2 bed condo at The Greens at Doral: rented for $2,550 a month, with a $447 HOA fee, leased in about 1.6 months.
What owners here should know
- The average HOA fee in our units is about $430 for a 1 bed and about $535 for a 2 bed, which matters when you compare the rent with your costs.
- The office is here in Doral: you or your family can come by Monday to Friday, 8 am to 6 pm.

What it costs
