What we check
- Income and employment. We verify that the applicant earns what the application says and can pay the rent.
- Credit history. We analyze the credit report, not just the score.
- Rental history. We review where the applicant lived before and how those leases went.
- Every reference, by phone. We call each reference the applicant gives us, personal and professional ones.
- Background and documents. We review relevant background information and the supporting documents, looking for inconsistencies or anything that needs a clearer answer.
How we decide
Rather than relying on a single score or factor, we consider the applicant’s overall financial profile, rental history and ability to meet the lease requirements. You get a clear picture of each applicant’s qualifications, and the same careful review every time.
No screening process can remove every risk. A thorough and consistent one reduces it, and it shows in how long tenants stay: about 2.5 years on average in Hialeah and the Fort Lauderdale area, 2.7 in Pembroke Pines and 3.5 in Doral. See the Doral, Hialeah and Pembroke Pines pages for rents and time to lease.
What it costs
Placing a new tenant costs one month’s rent, and that month there is no management fee. After that, 10% of the monthly rent, only while the unit is rented. Renewals cost nothing, and Blue One pays the attorney and court fees if an eviction is needed. See all fees.
