Rents and time to lease

From 2021 to 2025, the units we managed here for the full year earned rent about 11.3 months a year (94%), and about 7 in 10 were rented all 12 months. Tenants stay about 2.5 years on average. About 1 in 4 units is re-leased before the previous tenant moves out, so the unit does not sit empty. Each time we list your unit, we show you rent comparables from your neighborhood.
Recent cases
- 1 bed condo at Newport, Plantation: rented for $1,750 a month, with a $375 HOA fee, re-leased within days of the previous lease ending.
- 2 bed condo at Lakes of Jacaranda, Plantation: rented for $2,000 a month, with a $391 HOA fee, leased in about 1 month.
What owners here should know
- Most of what we manage here are 1 bed (about 55%) and 2 bed (about 42%) condos.
- The average HOA fee in our units is about $360 for a 1 bed and about $485 for a 2 bed, which matters when you compare the rent with your costs.

What it costs
The same as in every city we serve: 10% of the monthly rent, only while the unit is rented. Placing a new tenant costs one month’s rent, renewals cost nothing, and Blue One pays the attorney and court fees if an eviction is needed. See all fees or the owners’ questions.
