Questions owners ask before hiring a property manager in Miami

Blue One charges 10% of the rent only while the unit is rented, nothing while it is vacant and nothing for renewals, and pays eviction attorney and court fees. You approve every repair first. Paying your property taxes with your funds, a yearly report for your accountant and your LLC renewal are part of the service.

These are the questions we hear most from owners before they hire us. For the full breakdown of what you pay, see our fees. If your question is not here, send it in the form below and we’ll answer within 24 hours.

Frequently asked questions

How much do you charge?

10% of the monthly rent, only while the unit is rented. If it sits empty, you pay nothing. Placing a new tenant costs one month's rent, split with the leasing agent, and that month there is no management fee. Blue One charges nothing else.

Do you charge for lease renewals?

No. A renewal costs you nothing. Many companies charge from $250 up to a full month's rent for it.

Who pays for an eviction?

We do. We trust our tenant screening enough to back it with our own money. If a tenant stops paying, which can still happen, and has to be removed, Blue One pays the attorney and the court fees. The process costs you nothing.

Do I approve repairs?

Yes. Before any repair or improvement, you see the quote and decide. The only exception is an emergency. If a leak is damaging another unit, for example, we send our team right away to stop the water before it does more damage.

Who pays for minor repairs?

The tenant, and the lease says so. Our lease has its own section listing what the tenant is responsible for, including minor repairs and damage from misuse. Not every lease is written this way, and without that section those costs usually end up with the owner.

Can you pay my property taxes for me?

Yes, we handle the payment for you. The tax itself is the owner's cost, so we pay it on time with your money, either from your unit's rent proceeds or from your bank account.

My accountant needs a report every year to file my taxes. Do you provide one?

Yes. Every year we send you a report with the information your accountant needs to file your taxes correctly.

Can you renew my LLC or corporation every year?

Yes, and it is part of the management fee. Many owners pay an accountant around $650 a year for this. We only pass on the $138.75 the state charges, and we make sure your LLC or corporation is renewed every year, even if it is not registered in Florida.

Can my monthly payment go to a different bank account?

Yes. If you need a month's proceeds deposited to a different account, tell us and we send it there.

How do I know my unit is rented at market value?

Every time we list your unit, we show you comparables, units like yours in the same neighborhood and what they rent for. At each renewal we check again, and if the market went up, we suggest a rent increase to the tenant.

What kind of properties do you manage?

Single-family homes, condos, duplexes to fourplexes, vacation and personal homes, and apartment buildings of up to 48 units.

Which areas do you cover?

Miami-Dade and Broward counties, from our office in Doral, and some units in Palm Beach County. If your investment property is somewhere else, contact us and let's talk.

I live outside Florida or outside the US. Can you manage my property?

Yes. Many of our owners live out of state or abroad. We handle everything locally, send you a monthly statement with income and expenses line by line, and work in English, Spanish and Portuguese.

Can tenants reach you at night or on weekends?

Yes. Tenants reach us 24/7 by phone or text for urgent repairs, and our own maintenance team handles them.
