Every month: your statement
At the end of each month you receive a statement for your unit with:
- The rent collected that month.
- Each expense, line by line. Our management fee is 10% of the rent, and there is none in the month a new tenant is placed. Repairs show at the quote you approved. State fees, like $138.75 for the yearly renewal of your LLC, show as the state charges them.
- Your proceeds, deposited to your bank account. If you need one month’s proceeds sent to a different account, tell us and we send it there.
Here is a real statement from July 2026, with the owner’s name, the addresses, the units and the amounts blanked. This owner has five units under two companies: each unit has its own column, grouped by company, with a total for each company. The unit where a new tenant moved in that month shows the rental commission and no management fee, and the repairs are described item by item.

Every year: the report for your accountant
Every year we send you a report with the information your accountant needs to file your taxes correctly. Your property taxes are paid on time with your funds, from the rent or from your bank account, so the payment is on record when your accountant needs it.
Your mail
Letters that arrive for your property are opened and scanned one by one. You get what concerns you, or we take care of it: HOA payment changes, violations the tenant needs to correct, ledgers.
No surprises on the statement
- You approve every repair first. Before any repair or improvement, you see the quote and decide. The only exception is an emergency, like a leak damaging another unit, where our team stops the water right away.
- Minor repairs are the tenant’s cost. Our lease has its own section listing what the tenant pays, including minor repairs and damage from misuse.
- No other Blue One fees. Vacant months, renewals and evictions cost you nothing from us; we pay the eviction attorney and the court fees.
See all fees, how it works if you live abroad or real cases from the units we manage.
